Does this plan sounds ridiculous or reasonable
29, still at home
Very low W2 income, and some side business income
I estimate I’ll make around 25-30k this year.
60k in IRA Plus another 30k between a few savings accounts
I really want to move out this year.
The plan:
Buy a duplex or triplex out of state where I can afford it, hire a property manager, have the rent pay for the property plus pocket a few hundred bucks each month.
Add that to my income, and move out.
Sound feasible? Stupid?
Q: Why not house hack? A: it’s too expensive in my area and even surrounding areas, I’d have to leave the state or else I won’t qualify. And yes I’ve considered the increasing income from house hacking, rent is around 1700, but duplexes are around 450k for a shit box
Q: why not move out of state? A: I’ve build my network slowly but surly for my business, I’ve put a ton of work networking near me and it would be such a waste to throw it all away and start over now. This network is very promising for bringing g in more income for the year, but I’m lowballing myself on the 25-30k estimate for now to be realistic
